At Last....A Real Estate Program Marketing System That Works For Buyers and Sellers!

Pay Less And You Receive Less, Right? Not with TRI-STAR!

The TRI-STAR marketing system is unique in its ability to attract more buyers at a lower cost to the seller. Homebuyers and homesellers benefit?everyone wins. Our fee structure allows our sellers to sell for less and homebuyers to buy for less ? without the added high commissions charged by most other brokers.

Here?s How it Works

In the past, homesellers had two less-than-ideal choices. They could retain a traditional broker and be asked to pay the traditional 7% commission?or endure the risk and inconvenience of selling "By Owner".

When a seller attempted to sell "By Owner", he attracted "buyers looking without brokers" who hoped to buy for less. When a seller listed with a broker, the Multiple Listing Service (MLS) exposed the home to the "buyers looking with brokers" and typically paid 6 ? 7% in commissions. Homesellers had to choose between the high cost of traditional brokers or the By Owner method.

TRI-STAR sellers can have both groups of buyers. TRI-STAR?s unique marketing system exposes each seller?s home simultaneously to the buyers looking without brokers, as well as the buyers looking with a broker?s assistance.

Buyers Without Brokers

Many sellers participate in the TRI-STAR marketing process by showing their own homes. TRI-STAR?s colorful for sale sign can promote each seller?s telephone number to signal buyers looking without brokers that they can save when contacting the seller directly. TRI-STAR newspaper ads can include each seller?s telephone number and clearly encourage buyers to save by contacting the seller directly for showings. The purpose of TRI-STAR?s signs and other advertising is to attract the buyers looking at homes "For Sale by Owner" who expect to buy for less. These buyers are not available to sellers listed with conventional brokers.

For sellers who prefer not show their own home, TRI-STAR?s telephone number can be featured on the "For Sale" sign and in the newspaper advertising instead of the sellers. TRI-STAR agents then conduct all showings of the property just like a traditional brokerage.

To assist these sellers who choose to participate by showing their own homes, TRI-STAR prepares a customized brochure designed to highlight each home?s special feature and answer buyer?s questions during showings.

Once the seller has an interested buyer, the TRI-STAR agent negotiates and prepares the contract, helps in the acquisition of financing and assists both buyer and seller through the closing.

Buyers With Brokers

In addition to attracting the buyers looking without brokers, should you want us to, TRI-STAR can promote each sellers? home in the Multiple Listing Service (MLS), the only source often utilized by brokers when selecting available properties to show their buyers. Therefore, all TRI-STAR listed properties are exposed to other real estate brokers and their buyers.

Fee Structure

We offer four commission plans. The flat fee of $990, our flat fee of $1,990 and our flat fee of $2,500. In addition we offer full service MLS for only 5%. With our 5% plan the seller can participate in showings for even more savings ? should they wish.
